More Medical Buildings in the Works on Route 2

The process is moving slowly

East Greenwich's "medical mile" may be adding more doctors' offices. A sign on property across from the medical complex on Route 2 just south of Division says it is the proposed site for phase 4 of the Greenwich Office and Medical Center, a 40,000-square-foot development.

Jack Keigwin, who developed some 300,000 square feet of the medical complex on the west side of Route 2 says he is going through the process with the new site and has interest from potential tenants, but it is moving slowly.

Part of the challenge, according to Keigwin, is political uncertainty about the future of health care at the state and national levels.

Work on developing the site was slowed for a time due to financial problems of a previous owner. That was eventually resolved and Keigwin now owns the land and has done some of the necessary permitting.

He says that with the cost of the property, plus legal and permitting costs, he has put a lot of money into the site and would like to see something happen sooner rather than later. At this point he isn’t ready to offer details about what is developing, but indicated there could be something coming together in a couple of months.

He adds that medical facility development is financially beneficial for a community because the expensive equipment used in the offices can sometimes result in more tax income than the property taxes on the building.
