New Building Proposed For Boulevard Marketplace Shopping Center
A developer has submitted a proposal to construct a new retail commercial building adjacent to the Boulevard Marketplace Shopping Center.
FAIRFAX CITY, VA — Fairfax City's Board of Architectural Review will be considering a proposal Wednesday to construct a new commercial retail building on Fairfax Boulevard near Plantation Parkway.
JDC Boulevard, LLC resubmitted a proposal to the city to add a new building in the vacant area between the Patient First medical facility and the 7-Eleven store, which is part of the Boulevard Marketplace shopping center, according to the city staff report. The new building would be an extension of the shopping center.
The vacant site in question was part of the Boulevard Marketplace property, when it was originally proposed to the board for approval in 2012. However, the City Council later approved a subdivision of the Boulevard Marketplace property and the vacant site was separated from the original shopping center.

JDC is proposing the construction of a new building on the site, which would encompass two tenant spaces and parking along the east and south sides of the property. To the west, parking would be shared with the 7-Eleven.
The new building will be surrounded by concrete pedestrian walkways, which will provide access to the shopping center and Patient First, as well as the existing trail to the north of the property. In addition, two rectangular areas will be set aside for outdoor seating.

JDC's proposal is "generally consistent" with the city's design criteria and zoning ordinance, and is recommended for approval with some conditions, according to the staff report.
The board will consider JDC's application Wednesday, at 7 p.m, during its regular meeting.
