Ox Fairfax-Block A Project Subject Of Planning Commission Work Session

The Ox Fairfax-Block A project will be the subject of the Fairfax City Planning Commission's work session on Monday night.

FAIRFAX CITY, VA — Fairfax City Planning Commission will be discussing a development project on Monday that seeks to build a black box theater, concert hall and hotel in the Old Town Fairfax Historic Overlay District.

Back in June 2023, the Ox Hill Companies filed an application for The Ox Fairfax-Block A project, which seeks to redevelop the adjacent properties at 4020 University Drive, 4029 Chain Bridge Road, 4031 Chain Bridge Road, and 4057 Chain Bridge Road.

The development area is currently zoned as a commercial retail district and within the HOD. Ox Hill Realty is seeking a rezoning from CR and HOD to commercial urban, which would allow it to implement the overall vision of the Old Town Fairfax Small Area Plan.

Ox Hill also applied for a special use permit that would allow it to build a concert hall and a black box theater at 4020 University Drive and 4029-4031 Chain Bridge Road. In addition, the company seeks approval for its general development plan.

Since it filed its original application last June, Ox Hill has submitted the following for the Block A project:

On Monday night, the planning commission will be hosting a post-application discussion with the applicant following its regular meeting, which begins at 7 p.m. The discussion will be part of a work session and not a public hearing, so there will be no opportunity for public comment. However, the meeting is open to the public and it can be viewed live on Channel 12 and online. The video will be archived and viewable on most desktop browsers and mobile devices.
