Developer Seeks To Demolish Redwood Plaza, Build 268 Residential Units
Fairfax County is reviewing a rezoning application by Redwood Propco LLC to redevelop a Fairfax office park into residential housing.

FAIRFAX, VA — Redwood Propco LLC filed the initial paperwork with Fairfax County to redevelop Redwood Plaza office park in Fairfax in order to build 268 residential units.
The developer seeks to demolish the three office buildings on a 12.1376-acre property located on the east and north sides of Arrowhead Drive and west of Rosehaven Street. The property is situated north and west of the I-66/Chain Bridge Road (Route 123) intersection and across Arrowhead Drive from The Elms at Oakton apartment complex.
Redwood has filed a rezoning application with the county to change the site's current zoning from a planned development commercial district to planned development housing district with 20 dwelling units per acre.

If the county approves the rezoning, the developer plans to build 254 residential townhouse units and 14 multifamily units at 10560, 10580 and 1o600 Arrowhead Drive in Fairfax.
In its application, the developer said it would dedicate the necessary number of affordable dwelling units in order to meet requirements of the Fairfax County zoning ordinance for a project with a total of 268 residential units.

"The project is focused on bringing true 'missing middle' housing to Fairfax County through a unique mix of appropriately sized townhouse units, along with multifamily above ground floor amenities and potential neighborhood retail in the community’s center," the Redwood said in its application. "By blending efficient family style unit designs, pedestrian first principals and a distributed and activated open space approach, the project is designed to create a desirable alternative aimed at bridging the gap between multifamily/condo and traditional larger townhome development throughout the County."
Fairfax County staff are currently reviewing Redwood's proposal. No public hearings have yet to be scheduled for this project, which is located in the Providence District.
