How Average Rent Near The Tysons Metro Compares To Other Stops
An interactive map from RentHop shows median one-bedroom rent prices near Metro stations.

TYSONS, VA — The appeal of living near a Metro station comes with a price tag, as DC area residents know. But year-to-year changes in average rent prices can vary by Metro stop.
Every year, RentHop puts together an interactive map showing average prices of a one-bedroom apartment near every Metro station in the DC Metrorail system. To calculate median rent in this year's analysis, RentHop used its rental data for one-bedroom apartments from April 1 through June 30, 2019 and 2020 as well as Washington Metropolitan Area Transit Authority geographic information system (GIS data) for Metrorail stops from DC.gov.
The analysis found the median rent increased near 39 stops, compared to 65 in 2019. In addition, median rents dropped near 42 stations, compared to 32 in 2019. There were 10 stops with no changes in median rent.

COVID-19 had an impact on the analysis, since the DC metro area experienced a 20 percent drop in rental listings between April 1 and June 30. RentHop attributed that decline to remote working, government agencies shutting down or reducing capacity, and renters delaying moves during the pandemic.
The interactive map shows the most and least expensive rents using color coding. The most expensive rents ($2,200 and up) are found in areas of Arlington and Washington, DC.

Rent near the Tysons stations is in the mid-range among DC Metro stops. Leading the four Tysons stations was the Spring Hill Metro with an average $1,825 for a one-bedroom unit. That represents a 5.8 percent increase from 2019; last year's median price was $1,725. The median near the Tysons Corner stop is $1,725, up 2.1 percent, while the McLean Metro's median is up 0.6 percent to $1,700. The median rent near the Greensboro stop stayed the same at $1,725.
By comparison, nearby median prices include 1,638 near the Wiehle-Reston East stop, $1,623 near the West Falls Church stop, $1,763 near the Dunn Loring Metro and $1,595 near the Vienna/Fairfax stop.
Here are the top five stations with increasing median rent:
- L’Enfant Plaza (Blue, Green, Orange, Silver, Yellow Lines): $2,600, 8.3 percent year-over-year change
- Federal Center SW (Blue, Orange, Silver Lines): $2,600, 8.3 percent year-over-year change
- Ronald Reagan Washington National Airport (Blue, Yellow Lines): $2,038, 7.2 percent year-over-year change
- Naylor Rd (Green Line): $1,278, 6.5 percent year-over-year change
- Vienna (Orange Line): $1,595, 6.3 percent year-over-year change
Here are the top five stations with declining median rent:
- Fort Totten (Green, Red, Yellow Line): $1,363, -7.6 percent year-over-year change
- Potomac Ave (Blue, Orange, Silver Line): $2,182, -7.1 percent year-over-year change
- Pentagon (Blue, Yellow Line): $$1,900, -7.1 percent year-over-year change
- West Hyattsville (Green Line): $1,300, -6.8 percent year-over-year change
- Noma-Gallaudet U (Red Line): $2,200, -6.4 percent year-over-year change
