Easley Real Estate Market Update

I'm sure you've heard all real estate is local.  So how do you think Easley real estate is doing?

Through the 1st 6 months of 2011, 190 single-family homes sold in Easley, SC.  The average sold price was $131,259, and the average list price was $138,158, or 95% of list price.  The average days on market (time marketed before a contract was negotiated) was 113 days, or nearly 4 months.  The average sold price per square foot this year is $68.12.

For comparison, the same period in 2010 saw 290 closings, with an average sold price of $142,446 and average list price of $149,255 (95.4%).  The average days on market then was 94 days, just over 3 months.  The average price per square foot was $74.21.

Things are slightly slower this year mainly due to the expiration of the first time home buyers' tax credit.  Last year, everyone was racing to beat that deadline, and some demand was pulled forward artificially, which also bolstered prices for a while.  Most private owners are not selling their homes for less in the Easley area, but more homes are selling for less - generally foreclosures and distress sales are selling before retail homes.

What can you do if you need to move now?  You have several options.  Premium homes still bring premium prices - make sure your home has all the curb appeal you can muster, fresh paint, clean carpets, and is tidy and smells good when it shows.  Some people want to steal a home, and others don't want to do any work, but will pay premium prices.  Make your home one of those premium homes!
