South Alex Development Could Begin Construction: Report

Once the developer finalizes a loan, construction can begin on the future mixed-use development.

South Alex, the mixed-use development replacing the now-demolished Pen Daw Shopping Center, could soon move forward to the construction phase.

Justin Johnson, director of acquisitions and development for Combined Properties, said at a Southeast Fairfax Development Corporation event Wednesday the project could close on a loan in the next 30 to 60 days, Washington Business Journal reported. After that, construction could begin and last about 31 months.

The development potential for Richmond Highway was the discussion of the Southeast Fairfax Development Corporation's Richmond Highway: Embark on Opportunity event. A panel featured representatives from companies that own shopping centers along the Richmond Highway corridor.

South Alex will be at the crossroads of North and South Kings Highway at Richmond Highway. Features will include 400 apartment units, 44,000 square feet of retail and a 20,000-square foot Aldi grocery store.

Penn Daw will be a station on Fairfax County's future Bus Rapid Transit System on Richmond Highway. The BRT system could be completed in two phases: in 2026 and 2028. Preliminary design and environmental reviews could be ready by the end of 2019.
