40-Acre Development Planned at City's Gateway Property

The master plan includes retail, office and hotel space, and 279 "upscale" housing units.

Manassas City Council has approved a new development at the 40-acre city’s Gateway property. The master plan includes retail, office, and hotel space, and 279 upscale housing units. The project will be led by Buchanan Partners.

Heritage Brewery will become an anchor for the project, with a brewery and restaurant along the waterfront. The new brewery location will allow the company to expand its production and distribution up and down the east coast, according to a city release.

Holladay Properties is proposing to construct a 108-room hotel on the property.

The Buchanan master plan anticipates more than $250 million in new investment, and possibly thousands of new jobs at the waterfront development, according to the city.

“The City of Manassas is excited to have attracted a development company of the caliber of Buchanan Partners to help the city move forward with this development that has been under consideration for more than 20 years,” said City Manager W. Patrick Pate.

“A critical analysis of this property, and research shows that businesses now seek an environment that includes shopping, dining, lodging and housing opportunities - places where employees and executives can have their needs met without driving offsite,” said Economic Development Director Patrick Small. “The Gateway project promises to be just that – a place for homes, shopping, dining and employment.”
