High-Priced Lots on Potomac on Market
Four properties are priced between $1.5 to $2.5 million each

There’s little land for housing available along the Potomac River south of Alexandria. What property is on the market is going for a high price, starting at $1.5 million for an undeveloped lot east of the George Washington Memorial Parkway.
Four lots in the Rivergate at East Boulevard subdivision on Boulevard Drive are for sale at prices ranging from $1.5 to $2.5 million each. Listing agent Jim Agnew, managing broker for Avery-Hess Realtors in Centreville, said the properties range in size from 1.5 to 2.5 acres and are priced based on their location and river visibility.
Agnew said the properties were the “cream of the crop” and the highest-priced lots he’s ever listed.
“It’s the location, the quick access to Alexandria, easy access to Metro, close to the river, and basically the scarcity of similar lots on the Potomac River right now,” Agnew said. “There’s none available, vacant lots, until you go down to Mason Neck.”
Not all of the four lots directly border the river. Agnew called them “winterviews,” separated from the river by trees. Each lot does offer access to the river and a walking path down to the river. Also, there are plans to build a dock nearby.
One lot is also being advertised separately as to-built home, at $3.4 million. The home will cover 9,000 square feet when finished, Agnew said.
