Real Estate and Conventional Housing Dips, Manufactured Housing Rising

“The single-family home building market is facing competing concerns and opportunities for 2025,” said the National Association of Home Builders (NAHB) Chief Economist Robert Dietz in a press release earlier this year. “Given persistent affordability concerns, reducing inefficient regulatory costs would offer the best policy path to improve attainable housing supply and bring down shelter inflation.”

That NAHB media release also said: "Constrained housing affordability conditions due to ongoing, elevated interest rates led to a reduction in single-family production to start the new year.

Overall housing starts decreased 9.8% in January to a seasonally adjusted annual rate of 1.37 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau."

INDUSTRY PRODUCTION INCREASES IN MARCH 2025

Washington, D.C., May 5, 2025 – The Manufactured Housing Association for Regulatory Reform (MHARR) reports that according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD), HUD Code manufactured housing industry year-over-year production increased in March 2025. Just-released statistics indicate that HUD Code manufacturers produced 8,942 new homes in March 2025, at 5.8% increase over the 8,447 new HUD Code homes produced in March 2024. Cumulative production for 2025 now totals 26,188 new HUD Code homes, as compared with 24,277 over the same period in 2024, an 7.8% increase.

A further analysis of the official industry statistics shows that the top ten shipment states from January 2023 — with monthly, cumulative, current reporting year (2025) and prior year (2024) shipments per category as indicated — are:

1) While manufactured housing production is up nationally over 2024, it is down somewhat in Florida, as the report from MHARR indicated above. Florida is the number two state in the nation for new HUD Code manufactured home shipments.
